SUMMARY
Homes in Mindoro Island are still relatively affordable by Philippine property-market standards, but a realistic budget for a conventional finished family house today is roughly ₱4 million to ₱8 million, with Puerto Galera operating on a much more expensive scale.
The biggest mistake is treating Mindoro as one housing market. Naujan, Victoria and Pinamalayan still show provincial pricing, Calapan behaves more like an urban center, and Puerto Galera is increasingly priced as a tourism market.
A ₱5 million budget is unusually useful on the island. It can buy a serious family house in several towns, while in Puerto Galera the same money may only reach the lower end of the market or buy a property whose value is mainly in the land.
₱10 million goes a long way across most of Mindoro. In Occidental Mindoro it can buy a substantial home with a large lot; in Puerto Galera it is closer to a solid middle-market budget than a luxury one.
The lower end has not disappeared, but sub-₱3 million properties are often townhouses, foreclosures, smaller homes, land-only opportunities or assets with condition and possession issues. That is a different market from straightforward move-in-ready houses.
Lot size alone is a poor guide to value. Rural agricultural land can still trade at tens or hundreds of pesos per square metre, while small residential or tourism plots in Puerto Galera can command thousands.
Beachfront does not carry one fixed premium either. A beach property in Sablayan can sit near ordinary provincial house prices, while Puerto Galera beach and near-beach homes quickly move into the ₱8 million to ₱20 million-plus range.
Construction costs are now important enough that cheap land does not automatically produce a cheap completed home. Official permit values around ₱12,000 to ₱13,000 per square metre are only a baseline, and a finished house with better specifications can cost much more.
Online asking prices are useful for establishing broad ranges, but Mindoro's thin inventory makes exact medians look more precise than they really are. Several comparable listings tell us more than one portal statistic based on one or two properties.
Mindoro can look cheap to outside buyers while remaining expensive for local households. A ₱5 million house is still an enormous multiple of average provincial family income, which helps explain the importance of OFW income, business income, retirement savings and buyers earning outside the island.
The practical dividing line is simple: roughly ₱4 million to ₱8 million covers much of the normal family-home market, ₱10 million buys a lot of choice outside the main tourism areas, and prime Puerto Galera requires a separate, higher budget.

Is Mindoro Island still cheap for homebuyers today?
Mindoro Island is still fairly cheap by Philippine property-market standards, but a decent finished house now usually means spending around ₱4 million to ₱8 million rather than hunting for a ₱1 million bargain.
That range shows up repeatedly once we move away from unusual properties. OnePropertee currently has a new three-bedroom house in Naujan at ₱3.55 million, a four-bedroom house in Victoria at ₱4.5 million and a three-bedroom house in Pinamalayan at ₱6.8 million. A separate Naujan listing on FazWaz is around ₱5 million.
Puerto Galera pushes the numbers much higher. Current listings there stretch from roughly ₱5.4 million at the lower end to ₱12 million, ₱13 million, ₱20 million and ₱25 million for larger or better-positioned homes.
So Mindoro still gives buyers a lot more house and land for their money than Metro Manila or the country's expensive resort markets. But the idea that houses across the island are almost uniformly cheap is outdated. Location now changes the answer by several million pesos.
What is a normal house price in Mindoro Island right now?
For a conventional finished house in Mindoro today, we would use roughly ₱4 million to ₱8 million as the most useful mainstream range.
That is more defensible than quoting one island-wide average. The current listings we reviewed include ₱3.55 million in Naujan, ₱4.5 million in Victoria, around ₱5 million in another Naujan property and ₱6.8 million in Pinamalayan. On the western side, a three-bedroom property in Sablayan is asking ₱8 million.
Once the budget passes roughly ₱10 million, buyers usually start looking at a different class of property: bigger houses, unusually large lots, prime urban locations or Puerto Galera homes with tourism appeal.
Properties below ₱3 million still exist, especially townhouses, foreclosures, small houses and distressed assets. They are real opportunities, but they should not define what a normal move-in-ready Mindoro house costs.

Don't buy the wrong property, in the wrong area of Mindoro Island
Buying real estate is a significant investment. Don't rely solely on your intuition. Gather the right information to make the best decision.
Why is it so hard to find an average home price for Mindoro Island?
A single Mindoro home-price average would be misleading because the island has several very different property markets and surprisingly little transparent transaction data.
Puerto Galera is the biggest distortion. A house there may be priced partly around sea views, tourism, rental income or proximity to beaches. A house in Naujan or Victoria is much more likely to be priced around local residential demand. Calapan adds another layer because buyers are paying for access to the island's main concentration of schools, hospitals, retail, government and transport.
The online market is also unusually thin. Occidental Mindoro illustrates the problem well: OnePropertee currently shows only a handful of conventional houses in places such as Sablayan, San Jose, Mamburao and Calintaan. A small sample like that cannot support a serious province-wide median.
Even portals that publish local “median prices” can be misleading. FazWaz currently estimates a Naujan house median at about ₱4.99 million, but that figure is based on just one visible house listing. The number looks precise; the underlying market is not.
For Mindoro, price bands and property-by-property comparisons tell us much more than a neat average.
Is Puerto Galera much more expensive than the rest of Mindoro?
Yes. Puerto Galera is currently the clearest premium housing market on Mindoro, and ordinary provincial prices stop being a useful benchmark once buyers start chasing views, beaches or tourism potential.
Current listings make the gap obvious. OnePropertee has recently shown Puerto Galera houses around ₱5.4 million, ₱6.5 million and ₱8 million at the lower and middle end. Better-positioned or larger homes move quickly into the ₱12 million to ₱13 million range, while other properties reach ₱20 million and ₱25 million.
Compare that with Naujan at ₱3.55 million, Victoria at ₱4.5 million and Pinamalayan at ₱6.8 million. Puerto Galera's middle market can easily cost twice as much as a conventional family home elsewhere in Oriental Mindoro.
The premium gets even clearer in land. Small residential plots around Puerto Galera have recently been advertised at several thousand pesos per square metre, with better-positioned lots reaching much higher levels. By comparison, large agricultural properties elsewhere on Mindoro can still sell for only a few hundred pesos per square metre.

What can ₱3 million actually buy in Mindoro today?
A ₱3 million Mindoro budget can still buy property, but finding a straightforward detached family house at that price is difficult now.
The closest conventional example we found is the new three-bedroom Naujan house currently marketed at ₱3.55 million. In Occidental Mindoro, a two-bedroom pre-selling townhouse in Calintaan has appeared around ₱2.23 million.
Below that level, much of the inventory shifts toward smaller units, bare land and acquired assets. Pag-IBIG and bank disposals periodically bring properties onto the market for well below private asking prices, including small residential lots and improved properties that would otherwise be difficult to find below ₱2 million.
Those cheaper assets come with trade-offs that ordinary listings may not have. Condition, occupancy, repairs and possession can matter as much as the purchase price.
A buyer with exactly ₱3 million should therefore expect to compromise on size, location or property condition. Stretching toward ₱4 million opens a noticeably better part of the market.
What does ₱5 million buy in Mindoro Island now?
Around ₱5 million is currently the sweet spot where Mindoro starts offering genuinely useful family-home choices.
The evidence is fairly consistent. Victoria has a four-bedroom house asking ₱4.5 million. Naujan has a new three-bedroom house at ₱3.55 million and another house around ₱5 million. Calapan has also produced conventional resale houses around the ₱5 million level.
That budget can even reach Puerto Galera, although buyers give up some of the location or specification that pushes other Puerto Galera homes well above ₱10 million. A current property there with a small house or treehouse on a large 956-square-metre site is asking around ₱5.4 million.
The contrast is useful: ₱5 million buys a serious family house in several Mindoro towns, while in some parts of Puerto Galera the same money can disappear into land value alone.

What does ₱10 million buy in Mindoro Island today?
A ₱10 million budget buys a substantial home across most of Mindoro, although it no longer looks luxurious in the better parts of Puerto Galera.
Occidental Mindoro makes the purchasing power easy to see. A San Jose property currently asking ₱7.2 million comes with about 2,200 square metres of land. Sablayan has a three-bedroom house on roughly 500 square metres at ₱8 million. In Mamburao, a five-bedroom three-storey house has been marketed at about ₱10.5 million.
Puerto Galera is much tighter. The market currently moves from properties around ₱8 million into ₱12 million and ₱13 million listings fairly quickly. A buyer arriving with ₱10 million therefore sits around the middle of the local market rather than at the luxury end.
Across most of Mindoro, ₱10 million is a large housing budget. In Puerto Galera, it is simply a strong budget.
Which parts of Mindoro are cheapest and which are most expensive?
Puerto Galera is currently Mindoro's expensive outlier, Calapan sits in the middle as the main urban market, and much of inland Oriental Mindoro and Occidental Mindoro gives buyers substantially more property for the same money.
Naujan, Victoria and Pinamalayan currently produce some of the clearest mainstream examples between roughly ₱3.5 million and ₱7 million. Calapan stretches wider: normal houses can still appear around ₱5 million, but much larger urban properties can reach ₱20 million or more.
Occidental Mindoro looks particularly attractive for buyers who value land. A San Jose property with around 2,200 square metres is asking ₱7.2 million, while the Sablayan house mentioned earlier sits on roughly 500 square metres for ₱8 million. There is far less online inventory there, however, so we would be cautious about claiming that every town in Occidental Mindoro is automatically cheaper.
Puerto Galera sits at the other extreme because buyers compete for a much scarcer combination of residential land, tourism access and views.

Are cheap Mindoro land prices still keeping houses affordable?
Yes, cheap land still helps Mindoro house prices, but building the house itself now makes up a meaningful part of the budget.
Philippine Statistics Authority permit data show the change. In Oriental Mindoro, declared residential construction costs averaged around ₱11,663 per square metre in 2024. During the first half of 2025, that rose to about ₱13,237 per square metre before easing to roughly ₱12,298 in the second half.
The latest Oriental Mindoro building data also show that construction is still active. In one recent 2026 reporting month, 38 residential projects were approved, including 35 single houses, with ₱76.27 million of declared residential construction spread across 7,777 square metres.
Those permit values are useful as a baseline rather than a turnkey contractor quote. Better finishes, kitchens, air-conditioning, landscaping, site work and professional fees can push the real budget much higher.
Even so, the numbers explain why buying a very cheap plot does not guarantee a very cheap completed home. A 150-square-metre house represents a substantial construction bill before we have paid for the land or the extras.

Why do some Mindoro houses cost ₱20 million or more?
Homes above ₱20 million in Mindoro are usually large, unusually well located or tied to Puerto Galera's tourism economy.
Puerto Galera currently has residential listings around ₱20 million and ₱25 million, while beach and commercial properties can go considerably higher. One current beach-property listing is around ₱40 million, and resort-style or income-producing properties can move beyond that again.
Once we reach those prices, comparing the property with a normal ₱4 million house in Victoria makes little sense. The buyer may be paying for several hundred or several thousand square metres of land, sea views, guest accommodation or the ability to run a tourism business.
That upper tier is real, but it represents a small and very specific part of Mindoro's housing market.

Can you trust online asking prices in Mindoro?
Mindoro's online asking prices are good enough to show where the market sits today, but they are too patchy to tell us exactly what homes are selling for.
One reason is simple: the market is thin. Some municipalities have only one or two conventional houses visible on major property portals at a given time. Other listings remain online for months and are periodically refreshed.
We also see huge differences between properties that portals group together. A 100-square-metre family house, a 2,000-square-metre estate and a beach-view property may all sit under “house and lot for sale,” even though buyers would never value them in the same way.
There is also no easily accessible Mindoro transaction database with the depth we have for major international housing markets. Asking prices therefore carry more weight in our analysis than we would ideally like.
We can be confident about the broad ranges. We should be much less confident about claims such as “the exact median house price in Mindoro is ₱X.”
Are Mindoro homes cheap compared with what local families earn?
Mindoro homes are cheap compared with expensive Philippine cities, but they remain expensive relative to local household incomes.
The Philippine Statistics Authority's latest detailed provincial family-income data put average annual family income in Oriental Mindoro at roughly ₱266,000 in 2023. Even allowing for income growth since then, a ₱5 million house represents an enormous multiple of a typical local family's yearly income.
That helps explain why ₱4 million to ₱8 million listings can coexist with relatively modest local wages. The visible property market includes buyers whose spending power comes from outside an ordinary local salary: OFW income, businesses, retirement savings, Manila earnings and tourism investment all matter.
It also explains why cheaper self-builds, family land and lower-cost housing remain important locally even when property portals make ₱5 million houses look normal.
For an outside buyer, Mindoro can feel inexpensive. For many Mindoro households, the same property is anything but cheap.

Does a bigger lot always cost more in Mindoro?
No. In Mindoro today, location can overwhelm lot size so completely that a tiny Puerto Galera plot can cost more than hectares of rural land elsewhere.
Current listings around Naujan show agricultural land as low as a few dozen or a few hundred pesos per square metre. One 2.7-hectare farm has recently been marketed around ₱600,000, equivalent to only about ₱22 per square metre, while another 18-hectare property is asking roughly ₱213 per square metre.
Occidental Mindoro shows the same pattern. A 20-hectare Sablayan farm has been marketed at around ₱70 per square metre, while a 17-hectare Calintaan property is around ₱170 per square metre.
Small residential or tourism plots in Puerto Galera operate on an entirely different scale and can cost thousands of pesos per square metre.
So when somebody says a Mindoro property has “a huge lot,” the number of square metres alone tells us very little. A road-accessible coastal plot and an agricultural parcel several kilometres inland are completely different assets.
How much more do buyers pay for beach property in Mindoro?
Beach access can add a huge premium in Mindoro, especially around Puerto Galera, but there is no clean percentage that applies across the island.
Sablayan gives us a useful counterexample to Puerto Galera. One current two-bedroom beach property there, on roughly 416 square metres, has been marketed around ₱4.5 million. That is roughly what a normal four-bedroom house costs in Victoria.
Puerto Galera beach and near-beach properties are far more expensive. Current houses near the coast reach around ₱8 million to ₱12 million before we even get into the ₱20 million-plus tier, while dedicated beach properties can reach around ₱40 million.
The difference tells us something important about Mindoro. Buyers are not paying a generic “beach premium.” They are paying for specific beaches, tourism traffic, accessibility and commercial potential. Puerto Galera captures much more of that value than most of the island.

What should buyers compare before deciding whether a Mindoro house is cheap?
The fastest way to misread Mindoro property prices is to compare the headline peso amount without checking the location, land and actual condition of the house.
Consider three current examples. Around ₱4.5 million can buy a conventional four-bedroom house in Victoria. Roughly the same money has been advertised for a beach property in Sablayan. In Puerto Galera, a buyer can spend a similar amount on a property whose value is driven heavily by its land and tourism location.
The price per square metre can be just as deceptive. Rural farmland can trade at tens or hundreds of pesos per square metre, while residential land in an established tourism area can be thousands of pesos per square metre.
For that reason, we would compare the exact municipality and barangay first, followed by title status, road access, lot area, usable floor area, building condition and exposure to flooding or steep terrain. Once those pieces match, the asking price becomes much more informative.
So how expensive are homes in Mindoro Island now?
Mindoro homes currently cost roughly ₱4 million to ₱8 million for the kind of conventional family house most buyers are probably imagining, with prices rising well above ₱10 million in stronger locations and especially in Puerto Galera.
The current market gives us enough evidence to be fairly confident about that range. Naujan sits around ₱3.5 million to ₱5 million in the examples we found, Victoria around ₱4.5 million, Pinamalayan around ₱6.8 million, Sablayan around ₱8 million and Mamburao around ₱10.5 million. These are asking prices rather than completed transactions, but together they establish a clear order of magnitude.
Puerto Galera deserves its own mental price scale. Houses there currently move from roughly ₱5 million at the unusual lower end through ₱8 million, ₱12 million and ₱13 million, with better properties reaching ₱20 million to ₱25 million or more.
A ₱5 million budget can therefore still buy a proper house in Mindoro. Around ₱10 million gives buyers a lot of choice across most of the island. Anyone targeting prime Puerto Galera, however, should expect prices that look much more like a tourism market than a cheap provincial housing market.
That is the clearest answer today: Mindoro remains affordable, but the useful definition of “affordable” is now several million pesos, and Puerto Galera has already moved well beyond the price level of ordinary provincial Mindoro.

OUR METHODOLOGY
This analysis answers how expensive homes in Mindoro Island are today by combining current asking-price evidence with official data on construction costs, household income and the island's tourism geography. Because there is no deep, island-wide transaction database, we use ranges rather than a single headline median.
We reviewed current and recently updated house listings across several municipalities in Oriental and Occidental Mindoro, including Naujan, Victoria, Pinamalayan, Calapan, Puerto Galera, Sablayan, San Jose, Mamburao and Calintaan. We separated conventional family houses from farms, foreclosures, resorts, large estates and other special assets so that unusual properties did not distort the mainstream housing range.
Asking prices are treated as evidence of where sellers are positioning properties, not as completed sale prices. Where inventory was thin, we gave more weight to repeated patterns across comparable properties and less weight to portal medians based on one or two visible listings.
We used Philippine Statistics Authority building-permit data as a construction-cost baseline, including Oriental Mindoro's 2024, first-semester 2025, second-semester 2025 and April 2026 releases. These declared permit values help show how much of a completed home's cost can come from construction even when land itself is inexpensive.
Local affordability was checked against the Philippine Statistics Authority's 2023 Oriental Mindoro family-income data. We use that comparison to distinguish between property that looks cheap to an outside buyer and property that is genuinely affordable relative to local household earnings.
Puerto Galera was treated separately where necessary because tourism, beaches, views and commercial potential create a different pricing structure from ordinary provincial housing. The Department of Tourism's Oriental Mindoro profile provides the broader tourism context, while current Puerto Galera listings show how that premium appears in actual asking prices.
