Yes. Bang Tao is getting overbuilt, but the excess is concentrated in generic investor condos, parts of the villa market, and projects whose pricing assumes demand will keep expanding at boom-era speed.

The scale of development is unusually concentrated. Cherngtalay accounts for roughly half of Phuket's primary residential supply, while Bang Tao represented 59.6% of Phuket's new condo supply in 2024.

The market has not collapsed because Bang Tao also has the strongest measurable demand in Phuket. Cherngtalay led recent property enquiries, foreign condo transfers in Phuket are still rising, and the area increasingly functions as a year-round international neighbourhood rather than a seasonal beach market.

The villa market is the clearest warning. Phuket villa sales fell 69.6% in 2025, remaining inventory rose 56.4%, and estimated sell-through stretched to roughly 50 months. That is already classic oversupply behaviour.

Condos are harder to judge because the biggest test has not happened yet. Only 1,196 Phuket condo units completed in H1 2026 while launches rose again, so a meaningful part of the supply problem is still sitting in the construction pipeline rather than competing in the finished market.

Demand is also much deeper for rentals than for purchases. In the recent FazWaz network dataset, 71% of enquiries were rental enquiries and only 29% were sales enquiries, which means strong housing demand does not automatically translate into enough buyers for every new project.

Pricing is becoming a bigger risk than location. The median Phuket purchase budget was about ฿7.5 million, while newer Bang Tao projects increasingly push into premium price bands where the buyer pool is thinner and resale competition becomes more uncomfortable.

New-build owners may therefore face pressure even if Bang Tao rents stay healthy. Hundreds of similar units can compete for the same ฿30,000 to ฿40,000 monthly renter, and that competition can show up through lower achieved rents, heavier agent commissions, free months and weaker resale pricing before headline asking prices visibly fall.

Branded residences are not automatically protected. Nine branded-residence projects with 1,649 units are scheduled around Bang Tao between 2026 and 2030, so the logo itself is becoming less scarce; beach access, operating quality, fees and the underlying location will matter more.

The strongest protection is real scarcity and real residential utility: beachfront access, mature Laguna locations, walkability, strong management, large plots and family-oriented homes near schools. The weakest protection is simply having "Bang Tao" in the project name.

Our conclusion is that the easy Bang Tao boom is over. The neighbourhood can keep growing and remain one of Phuket's strongest locations while plenty of individual projects still disappoint buyers because supply has moved ahead of demand in the most interchangeable parts of the market.

Why does Bang Tao suddenly feel overbuilt?

Bang Tao feels overbuilt because the construction boom is genuinely huge, and the latest supply data show that development has become unusually concentrated around Cherngtalay.

C9 Hotelworks counted about 40,600 residential units for sale across Phuket in Q1 2025. Cherngtalay alone represented 54% of that inventory. A later C9 market snapshot counted 43,481 residences in Phuket's primary market, including 21,625 in Cherngtalay, or 48% of the island total.

That concentration is hard to dismiss as normal growth. Rawai, another major foreign-buyer market, had only 5,149 units in the same dataset. Cherngtalay had more than four times as many.

Knight Frank's earlier launch data show how quickly this happened. Bang Tao accounted for 59.6% of Phuket's new condo supply in 2024, after representing 46% of launches the year before. Developers saw strong rents, foreign demand and rising prices, then piled into the same neighbourhood.

The cranes are telling us something real. Bang Tao has become the centre of Phuket's residential development cycle, and the amount of capital chasing one relatively small corridor is now large enough to create oversupply risk even if Phuket as a whole keeps growing.

Is Bang Tao actually oversupplied today?

Bang Tao is already carrying too much supply in some parts of the market, although the whole area has not reached the point where buyers and tenants have disappeared.

The distinction becomes clear when we compare development with the wider Phuket market. According to Krungsri Research's latest housing review, Phuket finished 2025 with 14,008 unsold residential units, 33.3% more than a year earlier. Their combined value reached ฿193.7 billion, up 50.3%.

Condos drove most of that increase. Unsold condominium inventory reached 12,346 units, up 36.2%. Krungsri estimates that Phuket would need around 30 months to absorb existing condo inventory at the prevailing pace.

Bang Tao deserves particular attention because so much of Phuket's recent upper-end development has been concentrated there. Krungsri specifically identifies Bang Tao Beach and Cherngtalay among the areas where developers continued launching luxury projects despite the island-wide build-up of inventory.

At the same time, Bang Tao still attracts more real demand than weaker Phuket locations. That keeps us from calling the whole district oversupplied today. The problem is much easier to see in generic investment condos and villas than in genuinely scarce beachfront or highly differentiated properties.

Have Bang Tao developers finally stopped launching so many projects?

Developers pulled back hard after the 2024 boom, but the latest numbers show that Phuket condo launches are picking up again rather than quietly disappearing.

Krungsri counted 7,205 new residential units across Phuket in 2025, down 52.6% from the previous year. That was a huge correction. Yet the 2025 launch volume remained about 1.8 times the level recorded before the pandemic in 2019.

The pause also looks less reassuring when we move into the latest half-year. CBRE found that new Phuket condominium project launches increased 44.8% in H1 2026 compared with H2 2025. Large listed developers continued to lead the market.

So developers clearly understood that 2024 went too far and became more cautious. They have not lost confidence in Phuket, and prime western locations continue attracting new projects.

The awkward part is what happens next: a large stock of projects from the previous boom is still moving toward completion while fresh launches are starting to appear again. Supply can build twice, first through handovers and then through another launch cycle.

Is Bang Tao demand actually strong enough to keep up?

Bang Tao currently has the strongest measurable property demand in Phuket, which is the main reason the area has avoided a much clearer oversupply problem so far.

A useful recent dataset came from FazWaz and its wider platform network, including Thailand-Property, Dot Property and Hipflat. It covered 54,628 enquiries from 141 countries between late 2025 and the middle of 2026.

Cherngtalay generated 6,628 enquiries, the highest total anywhere in Phuket and almost 30% more than Rawai, which ranked second with 5,108.

That is a large demand advantage. Buyers and renters are choosing Bang Tao for reasons that now go well beyond the beach: Laguna, Boat Avenue, Porto de Phuket, restaurants, international schools, sports facilities and a growing year-round foreign community have made the area much easier to live in permanently.

The catch appears when we look inside those enquiries. Only 15,586 were purchase enquiries. The remaining 39,042 involved rentals. Bang Tao has deep housing demand, but a much larger share of that demand wants to rent than wants to buy.

Can buyers actually afford the new Bang Tao condos being built?

A lot of Bang Tao's new stock is drifting above the price range where Phuket buyer demand is deepest.

The same FazWaz dataset put the median Phuket purchase budget at ฿7.5 million. Demand dropped sharply once prices moved above ฿20 million.

That first number explains why compact Bang Tao condos can still sell very well. There is a large international audience around the ฿5 million to ฿8 million range. Developers can shrink unit sizes and keep the headline ticket within reach even when the price per square metre rises.

The tension becomes stronger farther up the market. Cherngtalay already recorded Phuket's highest median condo enquiry price at about ฿126,600 per square metre, while many newer premium projects are marketed well above that level.

Meanwhile, developers continue moving toward luxury condos, branded residences and villas because margins are higher there. Krungsri found that much of Phuket's unsold inventory value is already concentrated in upper-end property.

Bang Tao's buyer pool is broad at mainstream investment prices and much thinner at the top. The sheer number of expensive projects now being built assumes wealthy foreign demand can keep expanding for years. That is the part of the boom we would be least comfortable extrapolating indefinitely.

Are Bang Tao rents strong enough to absorb all these investor condos?

Bang Tao rents are still strong today, but investors should expect much tougher competition as the next batch of condos reaches the market.

Rental demand is the strongest part of the Phuket housing story. Across the FazWaz network, the median monthly rental budget rose from ฿33,000 in late 2025 to ฿40,000 a few months later, then held around ฿38,000 in the latest month of the dataset.

Cherngtalay led total enquiries, and condos and apartments were the most requested rental property type across Phuket. That provides genuine support for the thousands of small investment units being sold around Bang Tao.

Yet the median renter still spends roughly ฿35,000 a month. A new owner who buys an increasingly expensive condo has to compete for that same renter against older units purchased at much lower prices.

This is where the next stage gets uncomfortable. Hundreds of owners can all be right that Bang Tao has strong rental demand while still being wrong about the rent their own unit will achieve. When several similar buildings complete close together, landlords usually compete through price, furniture packages, free months, agent commissions and shorter leases.

We would therefore watch achieved rents and occupancy much more closely than advertised rental yields. Bang Tao can remain a strong rental market while returns on newly purchased condos quietly get worse.

Are new Bang Tao condos getting too expensive compared with resale property?

Yes. The new-build premium around Phuket has become large enough that buying the latest Bang Tao project now requires much more faith in future appreciation.

C9 Hotelworks has previously measured newly launched non-branded Phuket condos at roughly 39% more per square metre than secondary-market stock. Branded residences command another layer of premium on top.

Part of that gap is perfectly reasonable. New buildings may have better layouts, resort facilities, energy systems, co-working spaces and professional management. Some are also in locations where little modern stock existed before.

A 30% to 40% premium becomes harder to defend when dozens of developers are offering roughly the same proposition at once. A swimming pool, gym, shuttle and tropical landscaping stop being differentiators when almost every competing project has them.

Resale owners also create an awkward benchmark. Someone who bought several years earlier can accept a lower resale price and still make money. A developer selling a new unit has construction costs, land costs, financing and marketing expenses to protect.

That can produce a strange market where official new-build asking prices remain high while resale owners become more negotiable. For buyers, that would be one of the clearest signs that Bang Tao supply has moved ahead of genuine pricing power.

What happens when all the unfinished Bang Tao condos start handing over?

The handover wave is the biggest unresolved risk in Bang Tao because a lot of today's apparent demand has never been tested against the full amount of completed stock.

CBRE recorded only three Phuket condominium projects completing in H1 2026, with 1,196 units between them. Completions were 56.8% lower than in the previous half-year because several developments were delayed or simply were not ready.

At the same time, new launches increased 44.8%.

That timing temporarily makes the market look tighter than the development pipeline really is. Buyers can reserve thousands of off-plan apartments, yet those apartments do not compete for tenants until the keys are handed over.

Bang Tao has several large developments moving through that process, alongside a broader pipeline of branded residences and hotels. The pressure will become much easier to measure when owners start receiving units in volume and hundreds of near-identical apartments appear simultaneously on long-term rental portals, Airbnb-style platforms where legally permitted, and resale websites.

The useful test from here is simple: after completion, do rents and resale prices hold without aggressive incentives? If they do, Bang Tao has absorbed the boom. If listings multiply faster than tenants and buyers, the overbuilding debate will be settled quickly.

Are Bang Tao villas already oversupplied?

Phuket's villa market already shows the clearest classic signs of oversupply, and Bang Tao sits inside one of the main areas where expensive villa development has been concentrated.

Krungsri's latest review is unusually stark. Phuket villa sales fell 69.6% in 2025 to 475 units. Remaining villa inventory climbed 56.4% to 2,043 units.

The monthly absorption rate dropped from 6.3% to 1.8%. At that speed, Krungsri estimates it would take around 50 months to clear existing villa stock, compared with about 10 months previously.

Developers reacted immediately. New villa launches fell 60.6% to 641 units.

Bang Tao-Surin was one of the areas where upper-end villas continued to be launched, with asking prices across the island's new villa projects ranging from ฿12.9 million to ฿140 million.

This is much more convincing evidence of oversupply than the number of construction sites alone. Sales collapsed, inventory rose and developers cut launches. Bang Tao's best villas can still sell, especially in scarce locations, but the broader villa boom has already run ahead of demand.

Can branded residences avoid Bang Tao's oversupply problem?

The best Bang Tao branded residences should hold up better than generic condos, but the category itself is becoming crowded surprisingly fast.

C9 Hotelworks currently tracks nine branded residence projects scheduled around Bang Tao between 2026 and 2030. Together they represent 1,649 residences.

Marriott International, IHG, Hyatt, Hilton, Banyan Group, Dusit International and ETRO are among the brands committing to the corridor. That level of institutional interest is a serious vote of confidence in Bang Tao's long-term appeal.

There is real buying activity too. CBRE reported that PEYLAA Phuket, Autograph Collection Residences had generated more than SGD 28 million in sales during the first four months after opening its show residences. The project contains 408 units and is expected to complete in 2027.

The issue is scarcity. A branded residence commands a premium partly because buyers expect better management, service, rental distribution and resale recognition. Those advantages remain valuable. The simple presence of a brand becomes less special once buyers can choose between Marriott-linked, Banyan, Hyatt, Hilton and other branded developments within the same few kilometres.

We would expect branded projects to separate sharply from each other over time. Beach access, operating fees, rental restrictions, unit size, management quality and the strength of the actual hotel operation will matter much more than the logo alone.

Is foreign demand still strong enough to support Bang Tao?

Foreign demand for Phuket condos is currently holding up much better than Thailand's broader foreign-buyer market, which gives Bang Tao an important cushion.

Krungsri reports that foreign condominium transfers in Phuket increased 18.3% in 2025 to 1,190 units. Their value rose 18.9% to ฿6.1 billion.

The latest Q1 numbers were even stronger. Foreign transfers increased 52.2% year on year to 420 units, while transaction value jumped 76.2% to ฿2.4 billion.

CBRE's own H1 transactions also show how international this market has become. Foreign buyers represented 67% of its Phuket purchasers, with demand coming from the UK, Russia, Canada, India, the US and several European countries. CBRE described Bang Tao and Cherngtalay condos as the island's most sought-after locations.

That is strong evidence against an immediate Bang Tao property bust.

There is still concentration risk. Phuket depends heavily on internationally mobile buyers who can change destination much faster than a local household deciding where to live. Russia has become particularly important, while Chinese tourism and property demand remain well below their previous highs.

For now, international buying is supporting Bang Tao. We simply would not assume today's nationality mix stays this favourable through every stage of the coming handover cycle.

Is Phuket tourism growing fast enough for all the new Bang Tao property?

No. Phuket tourism remains huge, but the latest growth numbers are too soft to justify Bang Tao's construction boom by themselves.

CBRE recorded 4.39 million passenger arrivals at Phuket International Airport in H1 2026, down 1.4% from 4.46 million a year earlier.

Hotel performance was similarly flat. Phuket occupancy slipped 0.8 percentage points year on year while average daily rates increased only 0.9%.

C9's broader hotel research also describes Phuket as entering a supply-driven expansion phase. The island has 41 hotel projects and more than 8,000 keys in its 2026-2030 pipeline. Bang Tao and Cherngtalay account for roughly 30% of those future hotel rooms, the largest share of any Phuket submarket.

That creates another layer of competition around the same area. New residences are arriving alongside new hotels, serviced apartments and branded units, all ultimately drawing from overlapping groups of tourists, long-stay visitors and second-home buyers.

Fortunately for Bang Tao, tourism is no longer the whole demand story. The district increasingly functions as a place where foreigners actually live. Without that shift, today's development pipeline would look much harder to defend.

Is Bang Tao becoming a real place to live year-round?

Yes. Bang Tao's transformation into a year-round international neighbourhood is real, and it explains why demand has survived a level of construction that would overwhelm a simple beach resort.

The strongest evidence is the infrastructure being built around residents rather than tourists.

Boat Avenue and Porto de Phuket already turned Cherngtalay into one of Phuket's main restaurant and retail hubs. Central Group is adding POP Phuket, bringing another sizeable lifestyle retail project into the district.

Education is becoming even more important. C9's international-school research highlights Bang Tao and Cherngtalay as a major centre for foreign families, with North London Collegiate School planning a campus that can eventually serve around 1,500 students.

That changes housing demand in a practical way. A family relocating for school needs a home throughout the academic year, groceries, healthcare, sports facilities, restaurants and services. Their housing decision behaves very differently from a tourist booking a villa for ten nights.

Remote workers, retirees and long-stay foreign residents add another layer. Thailand's Destination Thailand Visa has made extended stays easier for some internationally mobile professionals, while Phuket continues building private healthcare, schools and lifestyle infrastructure around them.

This year-round population gives Bang Tao much stronger fundamentals than most fast-growing resort property markets. It also explains why the final answer cannot be based on unit counts alone.

Can Bang Tao's roads, water and wastewater systems actually handle this growth?

Bang Tao's infrastructure is already struggling with the pace of development, so in physical terms parts of the area have clearly been built faster than local systems can comfortably handle.

Traffic is the most visible problem. Cherngtalay officials and residents have repeatedly complained about severe congestion, construction trucks and narrow roads. In one particularly bad episode reported by The Phuket News, a resident needed roughly 90 minutes to travel three kilometres.

More recent construction complaints have continued. Local authorities inspected a seven-storey Bang Tao condo project after residents complained about dust, noise, vibration and traffic from heavy vehicles using an access road less than six metres wide.

Wastewater is more serious because the problem cannot be solved by simply changing traffic-light timing. Cherngtalay officials have said the existing system cannot treat wastewater for the rapidly expanding population across Cherngtalay, Bang Tao, Pa Sak and Khok Tanod. Planned expansion has faced funding delays even after the local population associated with the construction boom increased by more than 20,000.

Water security is another warning. Bang Neow Dam, the main reservoir serving the fast-growing Bang Tao area, was only 41.3% full in one recent late-rainy-season reading, compared with 61.5% at the same point a year earlier.

These problems do not tell us whether a particular condo is overpriced. They tell us something broader: construction has been moving faster than some of the basic systems needed to support the people occupying it.

Which Bang Tao properties are most exposed if supply keeps rising?

Generic investor condos and expensive villas without a clear advantage are the Bang Tao properties we would worry about most today.

A small inland one-bedroom unit bought mainly for rental income faces an obvious problem: another developer can build something very similar next door. The tenant can compare dozens of furnished units with pools, gyms, co-working areas and shuttle services.

The same applies to villas. A ฿30 million or ฿40 million pool villa loses pricing power quickly when several neighbouring developments offer similar layouts, similar plots and similar driving times to Boat Avenue.

Scarcity looks very different. True beach access cannot easily be reproduced. Neither can a mature Laguna location, a genuinely walkable position around established amenities, an unusually large land plot or a project with exceptional management.

Family-oriented homes may also prove more resilient than the huge number of small investment units because the year-round international-school market needs three- and four-bedroom accommodation and has fewer practical substitutes.

Bang Tao is entering a more selective phase. Buyers can no longer assume the location name will rescue an ordinary project.

So, is Bang Tao getting overbuilt?

The evidence is now strong enough to move beyond a vague warning. Cherngtalay holds roughly half of Phuket's primary residential supply. Bang Tao dominated condo launches during the peak development years. Phuket ended 2025 with 14,008 unsold residential units, up 33.3%, and the villa market deteriorated to roughly 50 months of inventory at the prevailing absorption rate.

Developers initially reacted by cutting launches sharply. Lately, condo launches have begun rising again, with CBRE recording a 44.8% half-on-half increase in H1 2026. Meanwhile, only 1,196 condo units completed during that half-year because several projects were delayed. A meaningful part of Bang Tao's supply problem is therefore still sitting in the construction pipeline rather than competing in the finished market.

Demand remains the reason we stop short of calling Bang Tao a bubble that is about to burst. Cherngtalay currently generates more property enquiries than any other Phuket location. Phuket foreign condo transfers are still growing strongly. Schools, restaurants, retail and long-stay residents have turned the district into a genuine place to live rather than a collection of holiday properties.

Those strengths can support a lot of housing. They cannot make every project a good investment.

We think the market has already crossed the line where generic supply is becoming excessive. Villas provide the clearest proof today. Investor condos are likely to face their harder test during the coming handover cycle, especially units bought at high new-build prices and aimed at the same ฿30,000 to ฿40,000 monthly renter.

The strongest Bang Tao properties can still do very well. Beachfront scarcity, mature mixed-use locations, strong management and housing designed for real families should remain valuable.

The easy part of the Bang Tao boom is over, though. From here, the neighbourhood can keep growing while plenty of individual projects disappoint their buyers. That is exactly what selective overbuilding looks like.

OUR METHODOLOGY

The question behind this analysis is simple but easy to answer badly: is Bang Tao getting overbuilt? Instead of relying on the number of cranes, general enthusiasm around Phuket, or vague impressions of how busy the area feels, we broke the question into the parts that actually determine whether development is running ahead of demand.

We looked at supply concentration, unsold inventory, absorption, launch and completion cycles, buyer and rental demand, pricing, new-build versus resale competition, villa performance, branded-residence supply, foreign buying, tourism, year-round residential demand and local infrastructure capacity. The final conclusion comes from how those pieces line up together, not from one headline statistic.

We gave more weight to evidence that shows what people are actually doing: transfers, sales, enquiries, absorption, completions and remaining inventory. Project announcements, developer confidence and broad statements about Phuket's popularity are useful context, but they do not carry the same weight as evidence showing whether units are being bought, rented and absorbed.

We also separated Phuket-wide conditions from Bang Tao-specific concentration. Some of the strongest institutional datasets are published for Phuket as a whole, while private market research provides more detailed figures for Bang Tao and Cherngtalay. Where reporting boundaries differ, Cherngtalay is used as the closest practical proxy for the wider Bang Tao-Laguna-Layan development corridor rather than treating every source as if it measured exactly the same geography.

We did not define oversupply using a single threshold. We looked for several things happening at once: inventory building, absorption slowing, sell-through periods stretching, developers cutting launches, new supply moving above the deepest buyer budgets, or owners facing more competition for the same tenants and resale buyers. That is why the villa market receives a firmer judgment than some condo segments: the deterioration is visible across several measures at the same time.

Demand data were treated carefully as well. Online enquiries are useful for showing where active interest is concentrated, what people want to rent or buy, and roughly what budgets they are working with, but an enquiry is not a completed transaction. We therefore read those figures alongside foreign transfers, project sales, rental demand and broader absorption data.

Timing matters especially in Bang Tao. A large off-plan pipeline does not pressure rents and resale prices in the same way as thousands of completed units arriving together. Recent launches, delayed completions and the coming handover cycle were therefore assessed separately. This is also why the conclusion is about selective overbuilding rather than a blanket collapse across the whole district.
