  • Al Jubail Island has a slightly higher average price per sqm than Saadiyat Island in 2026 (AED 19,400 vs AED 18,300), but Saadiyat still holds a higher median villa price (AED 11.5M vs AED 11.3M), which reflects the difference between newer luxury supply and established prestige demand in the Abu Dhabi villa market.
  • The price gap between the most expensive Abu Dhabi villa neighborhood and the least expensive is roughly 3.5x on a price-per-sqm basis, which is very wide for a single city and means the neighborhood you pick matters far more than the size of villa you choose.
  • Shakhbout City has one of the highest starting budgets in Abu Dhabi at AED 8.9 million, even though its price per sqm is lower than Yas Island and Al Bateen, because the villas listed there are simply very large homes, which pushes the total ticket size up even when the per-sqm rate is not the highest.

In order to get reliable data on Abu Dhabi villa purchase prices, we applied a strict source filter. We only used authoritative, verifiable sources, not random listings or unsupported figures. More on that point below.

For each Abu Dhabi neighborhood, we aggregated the freshest villa purchase price data available as of mid-2026. When possible, we cross-checked multiple sources to confirm the same price range before using any figure.

This allowed us to estimate the average price per square meter and the median property price for each neighborhood in the Abu Dhabi villa market.

We also calculated the starting budget, which represents the lowest realistic entry point to buy a villa in that neighborhood in Abu Dhabi. This is not the cheapest possible listing, but a real, achievable floor for a standard villa purchase in that area.

For each bedroom category, we estimated an average purchase price based on local Abu Dhabi market conventions. The typical size and layout of a one-bedroom, two-bedroom, and three-bedroom villa can vary significantly across neighborhoods in Abu Dhabi, so we adapted our estimates accordingly.
